海珠·瀝滘生態城項目乘勢而進 珠光控股蓄力前行
地產行業正步入更高質量發展階段，隨著舊改領域政策利好不斷釋放，市場存量競爭的趨勢更加明顯。廣州作為全國舊改的前沿陣地，其舊改的佈局和規劃備受市場關注，日前隨海珠瀝滘生態城城市規劃發佈，廣州舊改話題熱度再度升溫。
海珠·瀝滘生態城城市規劃發佈會由珠光控股（01176.HK）聯合廣東珠光集團共同舉行。珠光控股是廣州知名的地產開發商，也是深耕舊改領域的專家，積累了豐富的舊改經驗，相繼成功改造了珠江新城潭村、天河AEC汽車城等多個城市更新標杆項目。公司佈局廣州地區舊改市場先發優勢明顯，目前參與改造的項目超20個。本次與廣東珠光合作的瀝滘舊改項目（海珠·瀝滘生態城）也是其重點發力佈局的舊改項目之一，珠光控股“城市運營服務商”的定位越來越突顯出來。
公開資料顯示，海珠·瀝滘生態城項目是2022年廣州有關城市更新的重點工作項目之一，亦是海珠區政府重點打造“一區、一穀、一圈”三大發展極的關鍵構成，具備較好的外部發展環境。海珠·瀝滘生態城項目是目前廣州市中心最大的舊改項目，規模達470萬方，堪比珠江新城體量的2/3；區位方面，該項目位於廣州新城市中軸線南段濱水區，周邊教育、醫療、商業、交通配套規劃完善，區位及生態資源均十分優越。
設計方面，該項目大手筆引入Gensler（美國晉思建築事務所）、SOM、ZAHA（紮哈）及天華建築聯合體、株式會社日本設計、中國城市規劃設計研究院（主體）和中國建築科學研究院有限公司（成員）聯合體、SWA、Turenscape、華南理工大學設計研究院等全球一流機構連袂擔綱規劃設計。強大設計陣容更添市場對海珠·瀝滘生態城項目的期待，將進一步增強該項目的商業價值。
珠光控股將充分發揮自身於舊改及城市運營服務方面的業務優勢，與廣東珠光集團共同開拓海珠·瀝滘生態城項目，將該項目打造成珠江邊上的精品、廣州市中軸線上的城市名片以及未來創新活力的產業中心。
